Thinking about getting a home in Teravista? No wonder! Teravista is a fantastic neighborhood, nestled just outside of Austin, and with easy access to a lot of amenities, there are dozens of reasons you might want to live here.

The thing is, a lot of other people want to live here too, which means that there’s often competition for the homes in this area.

You don’t want to settle for a home that isn’t right for you just because it’s close to the right area. Here’s some more insight into why Teravista realty is popular, what you should look for when you’re trying to find your perfect home, and how Teifke Real Estate can help you find that perfect home.

Let’s dive in!

Why Teravista Realty Is So Popular

One of the first reasons people consider living in Teravista is the proximity to Austin, Texas’s capital city and a central hub that welcomes people of all backgrounds and income levels. It’s a true melting pot, in the best American tradition, and also one of the best places to be if you want to enjoy the amenities of urban living in Texas.

But there are other key advantages. For one thing, Teravista homes are close to interstate 35, which makes it easy to get around, but far enough away to be shielded from the traffic and road noise of the highway.

The community is also built around a range of amenities, making it the perfect place to live with your family, enjoy your retirement, or just experience the best of Texas living.

Local amenities include two local pools, an 18-hole golf course, a range of sports courts, and two fitness centers.

With the beautiful local weather, this is a great neighborhood for anyone who wants a more outdoor lifestyle, and to live with people who want the same.

Have a growing family?

Teravista is local to two different school districts, so you have more choices when it comes to your child’s education.

Plus, since the community reserves amenities for homeowners and renters living in the area, you don’t have to worry so much about crowds when you’re making plans. The additional option of renting out public spaces for your special event also gives you the option to celebrate however seems best to you.

Of course, it isn’t just the neighborhood that makes Teravista the high-demand location it is. The houses are a big part of the appeal too! So, now that you know part of what makes this neighborhood so desirable, let’s talk about what you should look for in housing options.

Realty In Teravista: Things To Look For When Searching For Your Perfect Home In Teravista

There are a lot of things to love about living in Teravista, but it’s important to make sure you get the right home here too. No two homes are exactly alike, and it can be hard for buyers to know what they want at first.

That can be more of a problem than you might expect, especially since home prices are on the rise in Texas right now, which means you want to be pretty sure of your investment before you buy.

Here are some things you should consider when you’re deciding on a Teravista home. We can’t tell you what amenities and floorplans are perfect for you, but we can tell you which wants and needs you should be thinking about when you decide.

Look for the Right Size

A lot of people think that a bigger home is less of a problem than a home that’s too small. But, the truth is that homes should be the right size for the people living in them. Too much space can lead to a lot of unnecessary upkeep, sprawling clutter, and other problems that make your home uncomfortable to live in.

At the same time, you don’t want to have less space than you need, especially when it comes to important details like the number of bedrooms, space in the kitchen, and the number of bathrooms you’re sharing with your family.

It’s okay to fudge the size a little when it comes to adding an extra bedroom or having one fewer bathroom than you prefer. Buying a home is always a negotiation between the ideal conditions, and what’s available in the area you want to live.

But, the better idea you have about how much space you want and need, the better chance you have of finding your perfect home among Teravista realty options.

What Condition Is The Home In?

Condition is one of those things that a lot of people think they can compromise. After all, there’s a reason some people intentionally look for fixer-upper homes that are affordable but need some work.

The thing is, fixing a home often takes more time, money, and dedication than new homeowners expect, especially if the inspection didn’t turn up some of the key problems with your new home.

While most Teravista homes are in excellent condition, it’s important to keep your expectations realistic. Any home that’s been lived in for more than a year or two will probably have small things to fix, but you probably want to avoid anything that needs big repairs like roof replacements or a bathroom remodel that didn’t go well.

In general, look for homes that are 90% in the condition you want them to be, or better. That last 10% usually isn’t a big deal to fix and can be an opportunity to customize your new home and make it feel like it’s yours.

What Amenities Are Included In Your Home?

There are a lot of amenities in Teravista and the surrounding areas, which means that in-home amenities like a built-in pool might be less important here than in other areas. But, that doesn’t mean you should compromise your amenity expectations when it comes to things like AC, good kitchen design, and quality bathroom fixtures.

It’s always a good idea to ask about heating and cooling, especially given Texas summers, and to look and see if the kitchen has the kind of stove and oven(s) you’re looking for.

Not sure what you want?

Make a list of the ideal amenities. Think sky high here, you’re designing the home of your dreams. Once you have that list, make three categories for the amenities in that list. They should be your Must Haves, Want – but don’t need, and Would Be Nice for things that you want but that don’t matter enough to factor into home-buying decisions.

Homes that don’t meet all of your Must Haves should be considered less than the homes that do, and your Want – but don’t need amenities are the ones that will help you narrow the list of homes that meet your main requirements. Would Be Nice amenities are the ones that don’t factor into your buying decision unless there are homes that are otherwise tied for consideration.

Consider The Floorplan

Teravista homes tend to have a relatively similar floor plan across the area, but it’s still a good idea to have some idea of what you’re looking for.

Do you want nothing but bedrooms upstairs? An open floorplan downstairs? Do you need a home office more than a third bedroom?

Some of the details of your home can be changed, the flooring and paint and aren’t permanent decisions. But the floorplan is a lot harder to change down the road. So it’s important to have a good idea of what kind of design you’re looking for when you move in.

It’s a good idea to have some flexibility in floorplans, but things like the number of bedrooms, whether there’s a home office, and the design of the kitchen should all work for you. Otherwise, you’re likely to wind up wanting a different home in the future, which is fine if you’re buying your first home, but less than ideal if you’re looking for a home for the rest of your life.

Location Location Location

Living in Teravista already gives you a pretty great location for your home, but it’s still worth thinking about where in the neighborhood you are.

Would you prefer to live somewhere closer to the edge of the neighborhood with easy access to other areas in town? Or do you want to live closer to the center, or within talking distance of one of the pools or fitness centers?

There are a lot of homes to choose from in Teravista, and while every location is going to be good, your perfect home might be in a specific area, and that’s perfectly fine!
